If you rent out a property with gas appliances in Nottingham, you need a gas safety certificate. It's not optional - it's a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. What Is a CP12?
A CP12 - officially called a Landlord Gas Safety Record - is the certificate issued after a qualified engineer has inspected all gas appliances and pipework in your rental property. It confirms that everything is safe and working correctly. You must have a new one every 12 months, and you must give a copy to your tenants within 28 days of the check. You also need to provide a copy to any new tenant before they move in.
What Gets Checked
During the inspection, we check every gas appliance in the property: boilers, gas fires, gas cookers, and gas meters. We test for gas leaks, check the flue is drawing correctly, inspect ventilation to make sure there's adequate airflow, test the safety devices including flame failure and overheat protection, and measure the gas pressure and burner pressure. If everything passes, you get your certificate on the spot - we email it to you the same day. If something fails, we'll explain what needs fixing and give you a quote for the repair.
What Happens If You Don't Comply
The penalties for not having a valid gas safety certificate are severe. The Health and Safety Executive can issue an improvement notice, a prohibition notice, or prosecute you. Fines are unlimited, and in serious cases, landlords have received prison sentences. Beyond the legal risk, your landlord insurance is likely void without a valid CP12, and your mortgage lender may consider it a breach of terms. It's simply not worth the risk when a gas safety check takes less than an hour.
